Guide for home sellers

What Is My Virginia Beach House Worth? 2026 Home Values by ZIP Code

“What is my house worth?” is the first question almost every Virginia Beach seller asks us. The honest answer is that it depends on your street, your house and the shape it is in. But local numbers can get you close.

Here are the latest Virginia Beach home values by ZIP code, what pushes prices up or down, and how to figure out what your own house might sell for.

These numbers come from Redfin’s Virginia Beach housing market data. They are medians, which means half the homes sold for more and half for less. Your house could be worth more or less than the number for your area.

Virginia Beach Home Values at a Glance

  • Median sale price: $429,795 in September 2026, up 6.8% from a year earlier
  • Median days on market: 28 days
  • Sale price vs. list price: homes sold for about 99.4% of their asking price
  • Sold over asking: about 34% of homes sold for more than list price

In plain words: prices are still going up, and good houses priced right still sell in about a month. But buyers are a little pickier than they were a year ago, and more sellers are cutting their prices.

What Pushes Virginia Beach Home Values up or Down

  • Distance to the water. Oceanfront, bayfront and waterfront homes cost the most. A few blocks can make a big difference.
  • Condition. An updated kitchen, a newer roof and a newer HVAC system add value. Old systems and deferred repairs take it away.
  • Schools. Many buyers shop by school zone, which can lift prices in some neighborhoods.
  • Flood zones. Homes in high-risk flood zones cost more to insure, and some buyers avoid them. Here is our guide to selling a house in a flood zone.
  • Jet noise. Homes in the louder Oceana noise zones and accident potential zones can sell for less. Read selling a house near NAS Oceana.
  • Time of year. Spring and early summer usually bring the most buyers. See the best time to sell a house in Virginia.

How to Figure Out What Your House Is Worth

  1. Start with online estimates, but do not trust them too much. Zillow, Redfin and others give a quick number, but they cannot see inside your house. They are often off by tens of thousands of dollars.
  2. Look at recent sales near you. Find 3 to 5 homes that sold in the last 3 to 6 months, close to you, with about the same size, age and condition. These are called “comps.”
  3. Adjust for differences. If the comps had new kitchens and yours needs one, your number should be lower. If yours has a new roof and theirs did not, it may be higher.
  4. Ask a local agent. Most agents will run a free comparative market analysis for you.
  5. Get an appraisal if you need an exact number. A licensed appraiser usually costs a few hundred dollars and gives you the most accurate value.

What If Your House Needs Work?

The numbers above are mostly for homes in good, move-in-ready shape. If your house needs a new roof, has foundation problems or has not been updated in years, it will usually sell for less. Buyers with loans also may not be able to buy it until repairs are made.

That is where we come in. Here is exactly how we figure out an offer. We work out what the house will be worth once it is fixed up. Our offer lands between 70% and 80% of that number, and that range has to cover both what we pay you and what we spend on the repairs.

Say your house would be worth $430,000 fixed up and needs $50,000 of work. 75% of $430,000 is $322,500. Take out the $50,000 of repairs and the offer is around $272,500.

If your house is in good shape and you have time, listing it with an agent will usually get you more than we can pay, and we will tell you that. If a straight cash offer will not cover what you owe, we can also look at creative financing, where we buy the house on terms instead of paying all cash up front.

No repairs, no commissions, and we pay all the closing costs. We can usually close in 10 to 14 days. We buy in every part of Virginia Beach, plus Norfolk, Chesapeake and the rest of Hampton Roads.
