Areas We Serve in Hampton Roads
We Buy Houses All Over Hampton Roads
Since 2020 we have been buying houses from homeowners all over Hampton Roads — the Southside, the Peninsula, and everywhere in between. If you need to sell your house fast in Hampton Roads, you do not need to clean it, fix it, or list it. We buy in as-is condition, we pay cash, and we pay all of the closing costs.
We are local investors. We live and work here, so we know the difference between a Portsmouth row house and a Suffolk place on well and septic, and we know how PCS orders at Oceana, Langley and Little Creek can put a hard date on a sale.
The person who walks your house is the person who writes the offer. There is no second inspection and no re-trade. The number on the purchase agreement is the number you get at closing.
Below are the seven cities we work in most. If your property is outside them, reach out anyway — we buy houses across Hampton Roads and the rest of southeastern Virginia, and we are happy to look at your situation either way.
What the Hampton Roads market looked like in August 2026
These are real numbers, not estimates. If you are deciding between listing your house and taking a cash offer, this is the comparison that actually matters.
| City | Median sale price | vs last year | Days on market | Sold over asking | Competitiveness |
|---|---|---|---|---|---|
| Chesapeake | $446,704 | +5.7% | 28 | 38.2% | 76/100 |
| Virginia Beach | $430,965 | +7.7% | 25 | 38.2% | 80/100 |
| Suffolk | $404,732 | +1.2% | 48 | 37.5% | 59/100 |
| Norfolk | $334,778 | +0.3% | 28 | 37.0% | 77/100 |
| Newport News | $319,788 | +4.8% | 28 | 37.3% | 75/100 |
| Hampton | $299,802 | +3.4% | 28 | 37.3% | 77/100 |
| Portsmouth | $292,806 | +8.4% | 27 | 45.1% | 75/100 |
Three things that table tells you
Chesapeake is the most expensive city in Hampton Roads, not Virginia Beach. Most people get this backward. Virginia Beach is the most competitive — houses go under contract there in 25 days and Redfin scores it 80 out of 100 — but Chesapeake carries the higher median price.
Portsmouth is the fastest-rising market in the region. It has the lowest median price of the seven, and it is also up 8.4% in a year with 45.1% of houses selling above the asking price, the highest share anywhere in Hampton Roads. If you own in Portsmouth and have been assuming your house is the cheap one, that is no longer the whole story.
Suffolk is the one place where time is the real problem. A Suffolk house takes a median of 48 days to go under contract against 25 to 28 everywhere else, and then you are still waiting on the buyer’s loan. Three months from sign in the yard to money in the bank is a normal Suffolk timeline.
When you should list instead of calling us
We would rather tell you this up front than waste your afternoon. Every city in this region except Suffolk is rated very competitive right now. If your house is clean, updated and you can wait out a normal sale, listing it with a good agent will almost always put more money in your pocket than our offer will. That is just true, and anybody who tells you different is selling you something.
Our offer makes sense when the house needs real work, when you cannot wait two to three months, when a listing already fell through, or when the situation matters more than the last few thousand dollars — an inherited house you live too far from, a divorce, a foreclosure date, tenants you are done with, or orders with a report date on them.
Frequently Asked Questions
We look at what houses like yours have sold for nearby in the last few months. Then we take out what it will cost to fix yours up, and what we need to make when we resell it. What is left is your offer.
There is no software doing this for you. We come out, walk the house, and work the number out by hand. If you want to see how we got there, just ask and we will show you the sales we used.
No. We pay all of the closing costs. The only things that come out of your side are debts already attached to the house — an existing mortgage, liens, judgments or unpaid taxes — and those are deducted from your proceeds the same as they would be in any sale.
- That’s okay! We buy houses in as is in any condition. You never have to make repairs.
No. No fees, no commissions, no repairs, and we pay all the closing costs. The number we offer is the number you get, less anything already owed against the house.
Yes. We buy in Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton and Newport News, which covers both the Southside and the Peninsula. We also look at houses outside those seven, so if yours is in Smithfield, Isle of Wight, Gloucester or somewhere else nearby, ask us anyway.
We give you an offer within 24 hours of walking the house, and we can usually close in 10 to 14 days. If you need longer, that is fine too — you pick the closing date, not us. The only thing that takes real time is the title work, and we start that the day we go under contract.
Suffolk, by a wide margin, and it is about time rather than price. The median Suffolk house takes 48 days to go under contract, against 25 to 28 days in the other six cities, and then the buyer’s loan adds another 30 to 45 days. Virginia Beach is the fastest at 25 days.
No. There are no fees anywhere. No commissions, no listing costs, no repairs, and we pay all of the closing costs in every city we buy in. The only things that come out of your side are debts already attached to the house — an existing mortgage, liens, judgments or unpaid taxes — and those would come out in any sale.
Yes, and it is a big part of what we do here. Between Oceana, Little Creek, Langley, Fort Eustis, the Norfolk naval station and the shipyard, a lot of Hampton Roads sales are built around a date somebody else set. Tell us your date and we will build the closing around it. If the orders move, we move the closing.
